Leasing Process
• I have toured the space and amenities at The Lofts at Westgate, and it fits perfectly with my lifestyle! I want to move forward with the application process! How do I apply? Start your application by applying online. Create your account and follow the leasing steps. It is easy, fast, and convenient!
• How much is the application? There is a fee of $255.50 to apply. This step reserves the loft and keeps it off the market. The application fee is non-refundable.
• Do my application fees apply to the loft cost? No, these fees are a one-time application fee of $50 and an administration fee of $200 plus tax. This application fee is non-refundable.
• Do I need to add my spouse on the application? Your spouse will also be required to fill out an application. Following the primary applicant, each additional applicant will pay a reduced application fee of $51.10, which includes app processing fee + tax.
• Do I need to add my children? Anyone living in the loft, over the age of 18, must apply. Following the primary applicant, each additional applicant will pay a reduced application fee of $51.10, which includes the app processing fee + tax.
• How long until my application is approved? Once everything is submitted, there is typically a 48-hour turnaround
• What if I need to cancel my application? Contact the leasing office immediately for cancelation.
• How much is the Security Deposit? Security Deposits are dependent on your credit score and range between $750 – up to one month’s rent. Security Deposits are to be paid in full no later than your move-in date.
• Is my Security Deposit refundable? Security Deposits are refunded upon your departure if the loft is left in reasonably good condition.
• How much is the move-in cost? Your move-in cost is equivalent to one month’s Rent + Security Deposit + Fees* + Sales Tax. There are alternative, non-refundable Security Deposit options. If you’re interested in learning more, please contact us for more information.
• Do you have furnished lofts? Our lofts do not come furnished. Although, we recommend contacting CORT.com to furnish your space.
• Do you offer short-term leases? We offer 6 to 24-month lease terms. Short terms have a premium rate, contact the leasing office for details.
• How soon can I move in? You can see the earliest available move-in date by selecting your Floor Plan & clicking “AVAILABILITY” (the yellow button just underneath Rent).
- Floor plans that do not have the “AVAILABILITY” link are currently occupied and unavailable for lease.

PRICING
• Pricing is based on availability. To view our rates, navigate to our Floor Plans where you can click through the various layouts to see pricing. If a specific floor plan is not available, rent will default to "Call for Details." You can then contact us to join our Waitlist!
• What if the loft I like is not available now? Easy! Join our Waitlist. If you are looking early or are flexible with your move-in date, we recommend contacting us so we can add you to the Waitlist to help you get the layout of your choice!
• Are there any specials? We offer move-in specials for limited periods throughout the year. If there is a current special, you will be alerted the first time you visit our homepage. There will be a pop-up box with details and next steps. Of course, feel free to reach out to inquire about current deals!
• What is included in the price? Pricing displayed on our website includes base rent only. Not displayed is an additional monthly utility cost and sales tax of 2.2%, which is automatically applied to the base rent.

- Pet Deposit (refundable with contingencies) – $300
- Pet Rent (monthly) – $33.66 per pet
- Parking (monthly) – $102.20 per additional space

Tours
• Can I schedule a Self-Guided Tour? Yes! You can book a Self-Guided Tour online. After you’ve submitted your request, our team will contact you with further information!
• I am out of town but would like to view the loft and community. Can you accommodate? Of course! You can book a Virtual Tour online by filling out this form. Our team will contact you to schedule the Virtual Tour!
• Our 3D tour, videos and photos are available on our website. View our 3D here.
• What amenities does the surrounding community offer? Check out our awesome neighborhood at Westgate Entertainment District!
• Is there a swimming pool in the community? No, we do not have a swimming pool. Although, there are many exciting amenities and assets that make up for it! Be sure to ask your leasing expert about the myriad of activities within walking distance.

Pet friendly
- Are there pet breed restrictions? Yes, contact the leasing office for details.
- How many pets are allowed per unit? A maximum of (2) two pets are allowed per unit.
- What is the cost for a pet? Pet-related fees are as follows:
- Pet Fee (nonrefundable) – $300
- Pet Deposit (refundable with contingencies) – $300
- Pet Rent (monthly) – $33.66 per pet
- Can a dog visit my loft? To help keep our furry pets in the community safe and healthy, all pets must be registered and approved by the leasing office.
- Can I add a pet during the lease term? Yes, contact the leasing office for registration

Vip waitlist reservation process
Apply for the VIP Waitlist Reservation. This leasing option is available for those flexible with a future move-in date and willing to wait until an apartment is available to lease.
- The Waitlist fee is $255.50 and due at time of reservation when applying online. This fee is non-refundable. When applying please select your option of WL<Floor Plan Type of preference>.
- Our team will email you the VIP Waitlist form to outline specifics of your future home.
- Once an apartment is available you will be contacted. You will have 48 hours to confirm reservation of the apartment and complete all paperwork needed or the apartment will be forfeited.
- The VIP Waitlist Reservation does not guarantee a specific apartment, floor plan or rate. The rate of the apartment can be determined at one becomes available and assigned to you to lock in the rate. The priority waitlist works on a first come first serve basis. Apartments will be assigned in order of the waitlist.
